  • All rates are gross per night, in New Zealand dollars and are inclusive of GST (15% GST)
  • A 2-night minimum stay applies to all dates except for Festive Season (20th Dec – 5th Jan).
  • A 5-night minimum stay applies to all dates between 20th Dec – 5 Jan.
  • Cancellation fees apply to confirmed bookings. Date changes for stays are subject to availability and incur a NZ$2,000 fee. Any date change requests must be made before the final balance is due for your booking.

Terms and Conditions | Exclusive Use 

By making a booking at the Mahu Whenua Ridgeline Homestead & Eco Sanctuary, you agree to these Terms and Conditions. 

1. DEFINITIONS 

1.1 Festive Season – the following periods in each calendar year: 20 December – 5 January. 

1.2 The Property – any property located at Motatapu, Coronet, Glencoe and/or Mt Soho Stations. 

1.3 Us, we, our – Soho Property Limited and its agents including MajorDomo Limited. 

1.4 You – all future, current or past guests of the Mahu Whenua Ridgeline Homestead & Eco Sanctuary and agents booking on behalf of guests. 

2. INCLUSIONS 

2.1 Rates include 15% GST (if any). 

2.2 Rates are quoted in New Zealand dollars ($NZD).

2.3 Rates are charged on a per night basis. 

2.4 Rates are subject to confirmation at the time of reservation and subject to all payments being paid by due dates. All credit card payments incur a credit card fee. A 3.5% surcharge applies to Visa, Mastercard and American Express payments. 

2.5 Children are included in the total headcount towards the maximum number of guests. A portacot can be provided on request for guest use if required – this must be arranged in advance of your arrival. Children must always remain supervised – on-site staff are not responsible for supervising children at the property. 

2.6 Check-in is at 2pm and check-out is at 11am. 

2.7 Inclusions: the following is included with all exclusive-use bookings: 

  • Fresh flowers and cheese board on arrival 
  • All meals prepared by in-house Mahu Whenua Chef including breakfast, lunch, dinner, snacks, refreshments and picnics. Please note that lunch is not included on the day of arrival or departure. 
  • Mahu Whenua staff 
  • An allocated selection of house red and white wine, house beer and soft drinks 
  • Pre-dinner canapés 
  • Wi-Fi
  • Use of lodge facilities including swimming pool and spa pool 
  • Daily Servicing and evening turn-down service. Linen changes occur every third day. Daily linen changes can be arranged with prior notice for an additional charge. 

3. GENERAL RESERVATION & CANCELLATION POLICY – see clause 4 for COVID19 reservation and cancellation terms. 

3.1 Minimum night stay: 

3.1.1 A minimum 2-night stay applies to all bookings, subject to clause 3.1.2.

3.1.2 Between 20 December – 5 January, a minimum 5-night stay applies. 

3.2 Booking confirmation: to secure a booking at Mahu Whenua we must receive a completed and signed Accommodation Agreement together with a 25% non-refundable deposit. 

3.3 Final payment: final payment is required 60 days prior to the reservation check-in date. A credit card fee may be added for any payment received via credit card. Any outstanding credit card fees may be invoiced with the final balance invoice. 

3.4 Cancellation: 

3.4.1 The following applies to the cancellation of bookings except during the Festive Season: 

  • If a reservation is cancelled 30 or less days prior to the reservation check-in date, 100% of the total cost will be charged for every night cancelled including pre-booked activities. 
  • If a reservation is cancelled between the date of booking confirmation and 31 days prior to the reservation check-in date, the 25% non-refundable deposit shall be retained by us. 
  • If you wish to reschedule instead of cancelling, a $2,000 administration fee will apply, and we must receive notice at least 30 days prior to your arrival. Within 30 days of arrival, our standard cancellation fee will apply. 3.4.2 The following applies to the cancellation exclusive-use bookings during Festive Season (20th Dec – 5th January): 
  • If a reservation is cancelled 60 or less days prior to the reservation check-in date, 100% of the total cost will be charged for every night cancelled including pre-booked activities. 
  • If a reservation is cancelled between the date of booking confirmation and 61 or more days prior to the reservation check-in date, the 25% non-refundable deposit shall be retained by us. 
  • If you wish to reschedule instead of cancelling, a $2,000 fee will apply, and we must receive notice at least 60 days prior to your arrival. Within 60 days of arrival, our standard cancellation fee will apply. 

4. COVID19 RESERVATION & CANCELLATION POLICY 

4.1 Special Clauses for Cancellation for Pandemic or Natural Disaster.

a) In the event of government-enforced COVID-19-related travel restrictions preventing your stay, we can amend your booking to a new date (subject to rate changes and availability). It is your responsibility to confirm your eligibility to travel to NZ prior to confirming your reservation. Please check the current border permissions if you are an unvaccinated traveller as we will be unable to offer date changes on confirmed bookings if the travel restrictions are related to your vaccination status. 

b) Please note once you have checked in to the Property no refund will apply. 

c) If cancellation occurs because of a pandemic or natural disaster (earthquake, flood etc.), and you are offered to transfer your accommodation booking to another date. The new booking must be made within 12 months of your cancellation date for stay dates within 24 months of your cancellation date. The nightly rate may be subject to rate change and to availability. 

d) If current government announcements suggest with certainty that border closures will affect your reservation, we reserve the right to request that you reschedule your reservation to new dates to open up availability for other bookings. Under this request, if you refuse to reschedule, standard cancellation fees will apply, and a date change will no longer be available to you. 

5. CANCELLATION BY US 

5.1 If you do not pay the deposit or the requested amounts by the dates that they are due, or do not return a signed Accommodation Agreement, your reservation will not be confirmed and we will be entitled to terminate the tentative booking and retain any amounts paid to us. 

6. BOND 6.1 Guests are required to provide their credit card details either prior to or upon arrival and a pre-authorisation of $10,000 will be taken as security on check-in at Mahu Whenua. 

6.2 You agree that we are entitled to debit the credit card referred to in clause 6.1 or that you provided in the Accommodation Agreement for any amount which is payable by you under these Terms and Conditions including to cover any costs incurred such as the repair of any damage to the Property, missing items belonging to the Property, excessive cleaning, rubbish removal and additional staff hours incurred as a result of your stay. 

7. ON-SITE ACTIVITIES 

7.1 You agree that any services or activities to be used or undertaken on the Property (including helicopter transfers landing on the Property) are to be booked and managed by Mahu Whenua staff. In some circumstances, we can permit helicopter landings on the Property that are not booked through Mahu Whenua staff, however this is subject to our written authorisation and a landing fee applies.

7.2 Events on the Property or use of the Property as a venue require our express authorisation in writing and may incur an additional cost. 

7.3 Public access to Mahu Whenua is prohibited at all times and our permission is required for guests / visitors to access the Property. 

8. CHILDREN & FAMILIES 

8.1 We do not provide car seats. It’s your responsibility to arrange a car seat if needed. 

9. ECO SANCTUARY & WORKING FARM 

9.1 You acknowledge that the Property is a working farm and active eco-sanctuary with conservation practices undertaken on the Property. This includes sustainable farming, native bird breeding, native plantings, and predator proofing. The ecology on the Property is vulnerable and you agree to respect the Property, treat with care the animals, plants, land and structures and not to leave any rubbish or food anywhere on the Property. You also agree to not bring animals onto the property without prior consent. 

9.2 In consideration of clauses 7 you also agree that the Property beyond the vicinity of the Homestead & Cottages must only be accessed while accompanied by a Mahu Whenua guide. 9.3 As a rural property, at times there may be disruption or speed issues to Wi-Fi services due to weather events as well as disruptions to power. We have backup generators in place, but these can on occasion take a short period to kick in during instances of power outages. 

10. YOUR RESPONSIBILITIES 

10.1 You may not accommodate more than the maximum number of occupants as stated in the Accommodation Agreement, nor may you accommodate anyone not named on the guest registration form that guests are to complete on arrival at Mahu Whenua. 

10.2 You are responsible for the cost of repairing any damaged or missing furniture, fixtures and fittings on the Property. 

10.3 You must take reasonable care of your own health and safety and must make sure that you behave in a safe manner at all times. You agree to observe any health and safety policies and procedures put in place by us at all times and must ensure that your acts or omissions do not endanger the health and safety of any other person. 

11. DEPARTURE 

11.1 You shall vacate the property no later than the required departure time as notified to you by us. 

11.2 Late check-out is subject to availability at a cost equivalent to 50% of one night’s accommodation rate. 

11.3 Accounts must be settled in full prior to departure. 

12. INSURANCE/LIABILITY 

12.1 Your personal effects are not insured by us. You are responsible for all personal items you bring to the Property and for any loss or damage to such items. 

12.2 All facilities and any activities you participate in will be at your own risk. We do not accept any responsibility for injury or loss suffered. You will be required to sign a Registration & Waiver form upon arrival. 

12.3 Children must be supervised at all times by a parent or responsible adult. 

12.4 We do not and will not make any representations or give any express or implied warranties of any kind in relation to the Property. 

12.5 All dietary requirements must be notified in writing. While all reasonable endeavours will be taken to ensure such dietary requirements are met, we cannot guarantee that no traces or contamination that is beyond our control will not occur. 

13. DISPUTES 

13.1 If a dispute arises between you and us, we will use our reasonable endeavours to obtain resolution of the dispute by discussion between all concerned parties. If that process does not result in resolution of the dispute, then the dispute may be referred by any of the parties to the New Zealand Disputes Tribunal. A dispute does not excuse any party from performing its obligations under these Terms and Conditions. 

14. GENERAL 

4.1 All parties agree that the laws and courts of New Zealand have exclusive jurisdiction to the arrangements between the parties and to any matter referred to in this document. 15. FORCE MAJEURE 

15.1 No party will be liable for any delay or failure to perform its obligations under these Terms and Conditions if that delay or failure is caused by any event beyond its reasonable control, provided that party promptly gives written notice of fact and circumstances of that event to the other party and uses all reasonable endeavours to mitigate its effects.
